Case Study – BACK GARDEN PROJECT: OAKWOOD ,LONDON
CLIENT: LAWLOR PROPERTY MAINTENANCE on behalf of (let property client)
JOB BREIF: Client has been left with a messy garden after the builders had run off with a vast amount of funds, can you make the garden a useable space once again.
This is by far Not one of our biggest projects however i think with the limited budget on this project we have created a useable space once again from a very rough beginning and managed to address the issue with the drainage also, just a little snap shot of what you can expect on a classic gardens project.
On arrival of the quotation appointment our team surveyed the site and made a list of the potential improvements that could be made in order to improve the layout of the garden and items that we could include to improve the general garden as a whole, this was then compiled into a report which was submitted to the client for approval ,
The client then returned with the verdict that the plans would need to be altered to suit the budget and that items would have to be removed due to the position he had found himself in with the actions of the previous builder.
The final plans were drawn and the works were approved to start on December 5 2016.
We broke ground on the 05/12/16 and began to remove all the old waste and paving debris to the skip outside the property.
We then installed a new drainage system to allow for the waste from the kitchen to be directed to the correct drain as currently it was being disposed of into a rain water drain which is incorrect practice gravel is used as a base to lay your pipework as it is flexible in that it allows you to get the correct falls you need on your pipework but is strong and durable enough that it will not allow the pipe to move under compression from the ground above. it also allows any excess water to drain freely into the sub soil below.
We then backfilled with gravel and east to the correct height and covered the rest of the area with a type 1 mot compacted to a depth of 100mm to give us a great base for the patio to be laid.
We then began to lay our paving onto the compacted type 1 base using a wet mix sharp sand and cement 4:1 mix on a full bed of cement.
The full bed of cement ensures that the slab will not move an that nothing can ingress the underside of the paving, this ensures that the patio will have both integrity and longevity.
We had laid the paving at the property to ensure that a useable and functional area was achieved which can be enjoyed for years to come. as well as the patio we also paved the existing concrete steps and raised a few levels within the garden to ensure the tread height on all steps conformed to regulations and therefore felt better to the user,
We also laid paving to the pathway leading to the shed in the garden for a better finish to the project overall.
The garden was then left in a clean and tidy state ready for the handover to the client.
Below are some finished images of the garden after our mini makeover.
